What’s available in the bad credit mortgage market?
While it definitely may be harder for you to obtain a home loan if you have bad credit, it can still be done. Obviously, you want to work as hard as possible on building your credit back up before you start shopping for a new home, but if there simply isn’t enough time for you to do so, then you still have a chance at getting a home.
If you are doing this all on your own or your partner or spouse has equally bad credit or worse, then there are many government grants that will help you be able to make more of a down payment on a home, which will then bring down the entire amount that you would need from any bank. There are also government programs that can help potential buyers in certain situations, like new home buyers or people in low income situations.
For example, Australia has the First Homeowner grant. There are, however, some natural rules to be mindful of. Those rules include that you need to be a natural citizen. The grants are awarded on homes or newly constructed homes. Those purchasing newly constructed homes usually get more assistance than those purchasing an established home.
If you have bad credit but your spouse has good credit, then you may want to think about letting them get the mortgage in their name only. You would not be an owner in the property, but if it makes the difference between getting the loan or not, it may be worth it to you. Your bad credit could still have an effect, though. Even though the bank may approve your loan application or your spouse’s, the interest rates could be much higher than those of a person or couple with an excellent payment history.
Even a higher couple percentage points can cause you to pay thousands more over the life of your loan. This also makes for even higher monthly payments.
The bottom line is that even though you may have bad credit, there are grants available, agencies to work with, and people to help you be able to get the home of your dreams.
